This period property is over 200 years old but the house itself recently had a full make-over by local interior designer company, 'Willow' of Lymington. Now the atmosphere is bang on trend; fresh and calm. The new, open-plan kitchen-sitting room is well kitted out. It's light and bright, stretching from from one side of the house to the other. A butler sink, a big mirrored window, Moles Breath paint from Farrow and Ball... the interior designers didn't miss a beat. You'll also find a glossy AGA, a gas hob, two electric ovens and a full set of new SMEG appliances. The kitchen table seats 8.
The sitting room area is cosy with deep sofas for 5. It's built for getting cosy and chatting. Fancy some music? Sonos speakers will give you amazing sound quality - just make sure you've got your app and details with you.
Upstairs you'll find 3 chic bedrooms. The Master bedroom, with an en-suite rain shower and space for a travel cot. There is also a king size double room and a twin with singles that can be joined together into another king sized double. The style is modern, genteel and everywhere nods to the forest. We particularly love a tailored seat of lush green velvet in the main bedroom. The sparkling family bathroom has a shower over bath with overhead rain and hand held shower.

From the kitchen there are two big glass doors that open into a neat, enclosed garden with the 'cabana' outside space that takes centre stage. It's kitted out with squishy sofas to seat 6. Next to it a picnic table and benches to seat 8. The sun hits in the morning and afternoon through the warmer months. In winter anyone wanting a quiet spot for evening chats should head to the cabana with rugs and a glass of wine or creamy hot chocolate. The cosy atmosphere is enhanced by the trendy festoon lighting. The garden is simply planted and softened by climbing clematis and scented plants.
In spring 2019 a local carpenter made a BBQ-kitchen area right under the kitchen window, to allow platters and ingredients to be passed outside. It's another thoughtful touch from the well-travelled owners who have owned top-of-the-class holiday rental properties before.
Garden : The south facing garden is all about the cabana room and entertaining simply in style. There is a gas BBQ provided with an outside picnic table which seats 8. Parking : The front parking area is laid to gravel. You can fit 2 cars easily. There is plenty of space on the street outside for more cars.
The house is semi-detached and shares garden borders with several other village houses. The road here is a cul-de-sac so there is little traffic. Except for the ponies everywhere so make sure you close the gate!
Whilst set up for adults, families will also be very happy here. This property is suitable for up to two babies and those with children over 8 years old due to the luxury of the interior. Children will love escaping into the wild to climb trees, getting muddy knees exploring the forest or walking to the nearby play park.
We can’t overstate that life in this particular village is hugely affected by the New Forest wild animals. Based on rights going back for centuries, it is animal access all areas… including the little street this house watches over. Walk to the shops and you’ll meet donkeys mooching outside the mini Tescos or sleeping on pavements. Cattle sleep in the middle of the road. Last year, in the house just opposite, a donkey gave birth on their driveway!
It is 3 meters from the nearest parking place to the kitchen door, where there is a small step. Downstairs is all on one level with an easily accessible toilet. There are good bannisters here.

Four of us stayed at Brockwell for 3 nights and we really couldnt fault a single thing. From the booking process and communication before our stay to the accommodation itself, everything was absolutely perfect. The property is high end and every detail had been though off. The location is ideal, a great base to explore the village and surrounding areas. I will 100% book again and cant recommend highly enough.June 2021
One of the loveliest rental homes we have stayed in. The layout is brilliant and optimises use of the space allowing for a big kitchen, large dining area and open plan living. Great with the family. Two of the bedrooms are quite small but were beautifully finished and fine for us. The whole property is beautifully decorated and has a really stylish yet homely feel to it. We had the best week in Brockenhurst and Brockwell couldn't have been more perfect. A gorgeous house, beautifully laid out and decorated with a lovely outdoor space. We were very lucky with the weather and were able to use the outdoor space and BBQ. We walked the spit to Hurst Castle, did the drive and ornamental walk down Rhinefield Road and lots of other walks nearby. Had a lovely dinner at the Cambium Restaurant at Carey's Manor Hotel and lunch at The Gun Inn - all highly recommended to anyone else staying here. Thanks for a great week!June 2021
The property is well-situated so that you can walk from the house to the New Forest. Brockenhurst is a nice village with pubs and shops. You can also easily get to the coast where there are some further fantastic walks starting from Lymington, which itself is worth a visit. You can also do a day trip on the ferry to the Isle of Wight. The house itself is comfortable with a nice sized garden for sitting and socialising. Overall, a great place to stay for a few days.April 2021
Brockwell is absolutely gorgeous, well appointed and a great size. A great location to get out and visit the New Forest. Even in the cold we could enjoy the garden. The photos dont do it justice. We will definitely be back!January 2021

Brilliant location and comfortable base. The house had everything that you could need. Really loved the enclosed garden and seating area. We didnt have to worry about our dog escaping. 3 adults and a small dog stayed there. It was perfect for us. Might be cosy for 6 adults but if the weather is good the sheltered seating area outside is perfect. It is easy to walk from the property to both the village centre and a number of eateries. They even provide a torch as it can be dark at night. It was really lovely to be greeted by donkeys and horses every morning too!September 2020
My family and I had the most incredible time in the New Forest last week, looked after by New Forest Escapes. The cottage was spectacular and exactly what we needed for a much needed break. Sarah and Dinah were so helpful with recommendations for where to try our hand at kayaking, horse riding, canoeing, cycling and more, and have the most delicious meals, too. We hope to be back soon. We had a fantastic week at Brockwell, What a lovely cottage, everything we needed really for a good break. The weather was fantastic which certainly helps. We felt very happy turning up at the property with the current Covid situation - although we still cleaned Kitchen equipment & took our own Pillows & Quilt it wasnt really necessary as the property looked so clean ,,,,just extra precautions for our peace of mind really. We loved the accommodation, it has been done to a very high standard with all the homely goodies we needed while away on Holiday. We especially loved the outdoor covered seating area, great for a bit a shelter from the sun, Chilling under & enjoying the early Morning with Breakfast !! We cannot think of any improvements or recommendations at all as it was such a great place. Brockenhurst itself is lovely, the The Pubs & restaurants were all great, we had so many lovely evenings sitting out for meals in the sun, we especially enjoyed your recommendations of The Pig Resturant- Great Food & what a nice place, Good job we went mid week else we would have been trying to go Again !!!! We took our 3 Bikes with us & had three lovely 10 mile treks along the tracks , we ended up at The Oak Pub in Bank which was a great turning point & a nice refreshing drink, another day we had a Picnic at Wooten Bridge- Lovely spot by the small River . Thanks again for all your help over the last few months especially with all the help on the Cover situation & assuring us of all the precautions you had put in place to enable us to have a stress free Holiday.
